Master Schedule: Prepare, in consultation with the Client and other relevant sources, an overall master schedule for the project covering all the main activities involved in the various phases of the work, leading up to completion. This schedule will indicate all critical target dates in keeping with the requirements for commencement of work on site and occupancy of the facility.

Cooperation:  Ensure  that  all personnel/organizations  involved  in the  design and construction process are fully aware of their joint and individual responsibilities and operate as a harmonious team.

Coordination: Coordinate the Professional Team to ensure contract documentation is completed within schedule and in keeping with requirements of program design and performance criteria. Organize and chair project meetings, prepare minutes, ensure decisions are executed, and prepare interim reports on progress and financial position for all parties concerned.

Construction  Time  Schedule:  Prepare,  in  relation  to  the  master  time  schedule,  a detailed schedule of activities based on the Critical Path Method and using arrow diagram type network for the construction phase. The schedule will include all construction work involved in the project and also delivery and installation of equipment and furnishings. The various activities in the schedule could also be coasted to provide payments. Schedule monitoring and maintenance shall also be provided.

Construction Work: Coordinate the work on Site and supervision by the Professional Team, organize and Site meetings, prepare minutes, ensure decisions are executed, mediate disputes, and prepare regular progress reports for comparison with schedule. Ensure work is carried out in correct sequence, without omission, and all required services and temporary facilities are made available; all necessary permits, licenses and approvals are obtained; and all Government and Municipal safety laws and regulations are observed and enforced.

Ensure proper site survey provided and ensuring the proper location, elevation and alignment of all grid lines and benchmarks. Also, layout procedures and reviews are checked periodically.

Assist in expediting delivery of special equipment and furnishings purchased directly from suppliers at appropriate times and arrange for proper installation in correct locations in the facility.

We   ensure   that   all   Architects/Designers   Engineers,   Quantity   Surveyors   and Contractors in specifications are interpreted appropriately and obtain the approval of our shop drawings and ensure their availability as and when required.

Keep under constant review operational status of the Site, particularly with regard to the movement, strength, and competency of their supervisory staff, work force methods and procedures, and take corrective action when necessary to maintain efficient and smooth progress.

Inspection: Provide inspection and supervision of all work carried out on site and

assist in regular inspections by the professional Team. Ensure all findings recorded and necessary action taken to rectify defects and maintain progress of work. Ensure all tests on materials and soil conditions carried out and results made known to all relevant parties.

Accounting: Provide and maintain system covering accounting procedures and control of all expenditure incurred on project. Ensure all invoices, progress payments and claims are checked and processed in the accepted manner. Establish and maintain filling system for project records and correspondence.

Final Completion: We ensure proper handover of completed buildings and site works, equipment, and furnishings. Arrange for proper protection of all facilities until completion of all works and occupations. Assist in final inspection and ensure all defects are rectified and completed before the certificate of completion is issued and final payment certified.

Project Records: Ensure that full and accurate information is issued for preparation of as-built drawings, and that supplier’s operating and equipment manuals, along with instruction data, are collected together, approved and catalogued.
