Site Investigation & Location Studies: Investigate the locality concerned to determine the availability of labour and materials, construction methods, and current conditions in the local building industry.
Estimating & Cost Planning: Prepare outline cost estimate based on preliminary designs for consultation, decision and budgeting. Prepare a detailed cost plan of the probable ultimate costs for all trades based on the Final Design. Establish a framework of control within which final designs can be developed into working drawings. Carry out cost checks at regular intervals; prepare cost studies on different materials and alternative types of construction.
Tender Documentation: Prepare at the earliest possible date in accordance with locally accepted practice and procedure, from the architectural and engineering drawings, Bills of Quantities for all trades, Including quantities for Electro- Mechanical installations. These will incorporate Article of Agreement, Conditions of Contract, Technical Specifications, Preliminaries, Schedules and the like.
Tender Procedure: Advising on the prequalification of contractors to be invited to tender, checking and analyzing tenders received. Prepare a Tender Report.
Negotiation of Contract: Negotiate with the selected Contractor(s) & agree on Contract Sum & duration. Prepare contract documents for signature by both parties.
Post Contract Financial Management: Periodic visits to site. Periodic valuation of work in progress for the purpose of preparation of interim valuations. Check suppliers and subcontractors’ quotations, and account and inform them of payments made in their behalf to the main contractors. Measure and value any sanctioned variations in accordance wit the rules prescribed in the Contract. Ascertain and advise on fluctuations in the prices of labour and materials if allowed by the Contract. Prepare periodic assessments of anticipated final costs and report thereon to the Client. Prepare a project Final Account and agree same with the contractor.
